Manager – Property Leasing and Management

Duties and Responsibilities:

Strategy

Organizational Strategy

Participate in the formulation of the long-term strategy for the organization and especially the Property Leasing and Management (PLM) business in order to maintain and grow and maintain the leading position of the company has in Oman.
Finance

Develop, manage and control budget to ensure that set revenues, revenue growth and cost saving and profits are achieved to ensure successful business operations related to Property Leasing and Management department.
Operation

Business Development

Supervise the business development efforts carried out by the department personnel by bringing in new clients and landlords to ensure that the company grows in terms of business and profits
Build a trust and professional relationship with the clients and landlords in order to ensure to be the preferred property leasing and management service provider.

Advertisement

Attracts tenants by advertising vacancies through various channels:

  1. The traditional such as newspapers, rental boards, tenant referrals

  2. Use of Social Media Platforms

Property Leasing & Management

Negotiate and renew comprehensive management contracts with landlords on profitable terms and ensure that the terms are adhered to by both sides.
Oversee the acquiring (take over) process of properties in comprehensive & normal management so that new properties are smoothly inducted in to the portfolio of the Company. Also screen to ensure that difficult clients are kept away
Lead the leasing personnel in ensuring high occupancy at optimal rents. Also screen tenants to ensure they are quality tenants
Ensure proper documentation and timely collections. Resolve those cases where there are difficulties in documentation or collection.
Liaise with owners and ensure that their queries are answered and they are satisfied with the Company’s services.
Legal Cases

Transfer to Legal Advisor cases where the collections or termination cannot be done in a normal way.
Follow up and coordinate with Legal Advisor to ensure minimal loss of profit to the company and the owners.
Maintenance

Oversee maintenance services in order to ensure high levels of service to tenants at minimal cost to the owner/Company.
Call Centre

Oversee call center communication to ensure handling inquiries related to rent or maintenance services.
Preparing Reports

Prepare periodic reports to Owners on the performance of their property investments.
Prepare Market reports based on available data
